About us.

*Here at ORPM we manage a few hundred homes in Orange, Semimole, and Osceola counties.  We manage properties from Kissimmee to Casselberry and from UCF to Windermere. 

*You're hiring a team of 6 people, who are members of the BetterBusinessBureau, NARPM, FARPM, the Realtors Association of the Central Florida and the Multiple Listing Service.  We are also active members in our community volunteering for the YMCA, Soldiers Angels, and Big Brother/Sisters

*As a member of NARPM (National Association of Residential Property Managers) and FARPM (Florida Association of Residential Property Managers) we consistently attend monthly seminars, trade shows and conferences held by these associtions.  They are a valuable resource for the latest technology, changes to property management laws, and overall property management information. 

Our Services

When you hire us to manage your property, you can expect that:

  • We advertise on over 75 websites
  • We will list if you choose on the Multiple Listing Service so other local realtors can easily show their clients 
  • We answer calls and show to prospective tenants 7 days per week. 
  • We screen an applicant thoroughly.  Credit, criminal, sex offender, evictions checks.   Employment and a current landlord verification. 
  • We negotiate an attorney prepared lease that protects you.
  • We collect your rents and security deposits in full before the tenant takes possession of the unit.
  • Tenants can pay rent online and we accept credit cards for rent.  
  • We use a $1000 bank type machine to input checks.  We deposit tenant's check right in our office.  By not going to the bank we save time and are able to get checks into our account faster so it clears faster.  No one pays you faster.
  • If you're here because your tenant has stopped paying?  We have discounted attorneys.
  • We will deposit your rent electronically into your bank account.  No one pays you faster. 
  • We post your financial transactions online every day to our website. With your username and password, you can log into your account.  See when your money will arrive in your bank account. Keep an eye on your costs. 
  • We inspect your property frequently every year, and offer you online video inspections.  
  • We repair and maintain your property using licensed and insured vendors.  We prepare your property for the market so you don't have to.
  • We prepare your security deposit refunds or claims per the Florida Legal Statutes.  This is vitally important!
  • We represent you in insurance claims.  After 3 hurricanes in the last few years, we're experts!
  • We coordinate utility accounts, cleaning, appraisers, adjusters, repairmen, etc... our hurricane response program is incredible, and has saved our clients thousands of dollars. 
  • We constantly communicate with you via email, phone, fax and our website.

Our fees are very competitive and we certainly are not the most expensive management company in town. When all fees are considered, for all the extra benefits received, we are actually less expensive than most companies around, and have been managing properties since 1999.  It seems there is a new property management company starting out every day, trying to beat everyone else's prices.  Over the years we've seen many new companies start and fail, so choose wisely - your real estate investment is worth EXCELLENT management!
